Your warranty coverage is limited to defects in materials and workmanship.

Please note that items protected under a manufacturer or supplier warranty (such as appliances, fixtures, or mechanical systems) are not covered by Vistabella Homes. For these items, homeowners should work directly with the manufacturer or supplier.
As part of our commitment to your peace of mind, during your first year of homeownership, if you are unable to obtain service from the manufacturer or supplier, our team will gladly assist you in coordinating the service.
Weather-related damage caused by seasonal weather such as heavy rain, wind, or extreme temperatures is not covered under the warranty. For weather-related damage, please contact your homeowner’s insurance provider.

emergency warranty service
The best way to handle an emergency is to be prepared and informed when an emergency occurs.
We know you will be happy in your new home, however, we also realize that homes occasionally need emergency service. So, for your convenience and quickest response to your emergency needs, contractors for electric, HVAC, and plumbing should be contacted directly and immediately. You will find their contact numbers located on your electrical panel.
Emergencies may consist of events such as no heat, no water, gas leak, no air conditioning in extreme temperatures and water leak from a plumbing line.
Make sure to submit any emergencies to Quality Builders Warranty and contact the appropriate vendor for service. You can reach QBW at 800-334-9143.
For emergency situations that cannot be handled by a subcontractor, call the Vistabella Homes’ Warranty Service Department at 505-738-5900, option #3.
For non-emergencies, please contact the appropriate parties Monday through Friday, 8:00 a.m. to 5:00 p.m. Vistabella Homes may be reached by phone, text, or through your client portal if your home is still under 1 year warranty.
